On a side note, as Appian's best practice never hard code group names in the expression. Instead create constants of Group type and use them.

I've just tested with no visibility condition and I still can't see the page as administrator, what might be wrong?

it's the first page i had so i don't know, that group has viewer permission to the site in the security tab

Is the site itself is not visible or only one specific page of the site? Did you check if that group ("AS Buyers") has at least "Viewer" permissions on that site?
